Consumers: Commercial Real Estate is a Broker Specialty!

When it comes to commercial real estate, it is important to understand that not every real estate broker is equally qualified — even though said brokers may have the same real estate license on paper. Commercial real estate is a different beast than residential real estate.

If you are looking to buy or sell commercial real estate, please make sure you are dealing with a commercial real estate expert. Even within commercial real estate, which is a specialty in and of itself, there are sub-specialties, like industrial, vacant lots, apartment buildings, etc. Again, not all real estate professionals, not even all commercial real estate professionals, are qualified to assist in your commercial property endeavors.

Even as a real estate professional with considerable commercial real estate experience, I still encounter situations in which my scope of expertise falls short; and, in those situations, I reach out to other experts, professionals, and colleagues within the commercial real estate field.

In truth, commercial real estate is a specialty form of real estate, comprised of many different sub-specialities. It is important to utilize the services of a real estate professional with commensurate commercial experience; and, more so, specific experience relevant to the commercial subset of interest. The commercial broker one uses does make a difference when it comes to commercial real estate transactions.

Consumers should be aware of real estate experts masquerading as commercial real estate experts — not all real estate professionals are qualified to sell commercial real estate.
